Perimeter foundation install 5/8"dia bolts/epoxy to a min 8".

Interior remodel of kitchen, 3 1/2 bathrooms and closets. remove/replace (2) exterior doors and (5) windows, new gas to existing fireplaces; convert (1) existing fireplace to new direct-vent. upgrade hvac, and electrical to 200 amp service. patch and match wall, floor, and ceiling finishes as required.

Ref 202404260891 install new fire sprinkelr system throughout 1st and 2nd floor per nfpa including 2' dedicated fire service per nfpa 24. total 46 sprinklers.

Detached conversion adu(state program).convert existing detached three car garage to newadu via interior remodel, no change in floor area, no change in buildging massing.

Revision to 202404260891- remove and replace (2) windows and add (2) windows within the same opening facing the rear and front. relocate 1 exterior door not visible from street. minor interior non structural changes. patch and match wall, floor and celing finishes as required.

Install a new automatic fire spinkler system per nfpa 13.d through new adu (before detached garage) including 1 1/2 and 1 1/4 underground/above ground fire service copper k underground copper 1 above. ref permit application 2024-0813-8563.
