Addition of two windows at rear, adding 5 skylights, in kind replacement of some doors and windows, addition of bathroom, voluntary partial upgrade of existing stairs, replacement of drywall, flooring, tile and upgrade of electrical and mechanical systems. no structural modifications.

To comply with bid nov#202286480, in-kind partial repair/replacement of existing deck, over 50%. no change to existing configuration. reuse existing foundations & some posts.

Existing deck repair not to exceed 50% of e structure. all e deck foundation and structure to remain. replace rotted steps, deck boards, guardrail in kind and in plance. no change to deck layout or details. adding approx 200 sq ft of concrete precast pavers in rear yard.
