Voluntary seismic retrofit and foundation replacement except at rear line 5. no room layout change. no wall layout change.

Interior stair to 3/f attic, one dormer, remodel 3rd bathroom @ 2/f, new study @ portion of attic floor, attic floor to be upgraded. new double hung aluminum clad wood windows to replace fixed windows at front facade. new horizontal wood siding at front facade.

Vertical addition to create 3rd floor into livable space by raising attic roof, add gas tankless water heater and ductless mini-split.
