Add new front door to one unit (existing door to remain) at central court (not street visible). convert existing living room to bedroom. relocate existing hose bibb at area of new door.

Replace rear doors @ one unit on 2nd story (in kind). convert hall closet to laundry closet (electric/no gas) one unit. replace vanity (sink, cabinet, faucet)@ master bath - one unit. no structural.

Tear off the existing roof sturface to the shealthing board. #28 fiberglass, app to and modified bitumen membrane to be installed (r11659new). flat roof.

Repair/replace dry rotted plywood siding on south side of buliding, visible to the street, replace in kind.

Repair & replace two sections of existing cracked foundation at the right side of building. each section is about 20'-o" in length.

Reroofing.

Reconstruct existing wood stair & guardrails @ interior courtyard with new steel stair & guardrail. with existing aluminum sliders, replace existing aluminum windows at front, rear & int. courtyard with new vinyl windows, replace existing t-iii siding at front & rear with new horizontal siding.

Repair existing dry rotted rear balcony in kind.

Reconfigure second floor rear unit to remodel kitchen and bedrooms and construct new bathroom.

Repair side ext stairs and deck-wood deterioration on 2 stringers + 2nf flite various structural pos.
