Mandatory seismic strengthening per sfbc. excation at basement as shown on plan. replace existing brick foundation with concrete foundation. replace existing wood posts & beam with steel posts & beams.

One unit: remodel existing kitchen & existing bathroom on 1st fl (739 guerrero st). remove sheetrock to update electrical.

Remodel kitchen, bath, laundry room on 2nd fl. remodel laundry room 1st. dry rot joist, studs, floor sheathing replacement in laundry room on 1st and 2nd fl per plans. repair e siding stair and landing, not to exceed 50% at rear.

Comply with nov to provide as built drawings and increase cost of value of stair replacement in kind.

We will repair rear stairs less 50%, repair in kind. replace 5 wood windows in kind, no structural changes, visible from street.
