1945 Franklin Street
Pacific Heights · San Francisco, CA 94109
A five-storey house of 1900 with fourteen rooms and an internal theatre floor. Its permit record runs across four decades and culminates in a $3.7 million repair of fire damage, closed out in 2025.
Permit history
Forty-eight permits, 1982–2024, many of them administrative. The substantive record has two threads: a long remodel through the 2010s that touched the theatre floor, the dormers and the baths, and a fire. A February 2021 permit secured the back of the building and patched water damage from the fire department; the full repair — mostly at the rear, charred siding replaced over new sheathing — was valued at $3.7 million and closed out in March 2025.
