    The 25-by-100-foot lot in an R-3 zone, 32.5 feet west of 32nd Avenue, held a one-storey office building, with a two-family dwelling on the corner lot to the east. The City Planning Commission unanimously found the City's acquisition of the lot for a Municipal Railway transformer substation in conformity with the Master Plan; the substation was to be a one-storey, 25-by-60-foot masonry and concrete building.
