Revision to bpa# 202304105361: remove load-bearing breezeway wall, add steel girder. minor plywood shearwall changes. update doors. add window at rear. wall facing yard. add decking at side (east) yard. add 1-hour fire-rated wall at south east exterior stair.

Replace e brick foundation and replace with reinforced concrete lower slab 12"-18" in garage rear storage space. remove posts and beams at ground level, replace with steel beam. new lateral upgrade with plywood shearwalls to comply with asoe 7/16.

Add half bath in upper unit.

Remove existing rear deck & stairs. add rear deck @ 2nd floor. add roof deck & stair penthouse. infill areas toward rear of building between existing rear extension & property lines. new kitchens & baths.
