Repair a mix of wood and aluminum clad street facing windows with aluminum clad sash kits. 6 windows total. all are double hungs. no ogee lugs.

Removal of non load bearing wall btw kitchen & living rm, install header by enigeer detail, dry wall finihes. closet project exterior siding replacement (2 walls) reframing 2 walls where siding replaced. add insulation, interior drywall finishes. replace 4 posts under closet(like-for-like).

Balcony replacment of floor and waterproofing and railings (less than 50%). entrance foyer room interior insulation & drywall.

Replace dry rot beam to 6x10 in living room.

2 in kind bathroom remodel. project involves replacement of shower pan add bathtub, replacement of shower valves, tiles, around the shower and walls and the floors. replacement of plumbing and electrical fixtures, adding floor warming system.
