Reroofing. remove existing roofing material, (1) layer with 30lbs base, 30-year composition shingle.

Construction exterior deck to replace existing deck of similar size and location, also a retaining wall of identical size is to be replaced.

Re-inforce existing concrete foundation @south, west walls with 8" wide re-inforced concrete dowelled to existing, install 1/2" plywood @ inside face of west, south & north walls to 1st level storage area & install new 18" square concrete pad for existing 6x6 post. not adding habitable or occupied fl area @ 1st fl.

For dry rot repair. replace in kind. less than 50%. balcony deck at east elevation top floor. some deck boards, railings, some joists. all work is non structural repair. in kind.

Replace wood burning fireplace with gas/artifial logs. bring bearing wall under fierplace up to code. repair damaged hardwood floors.
