1st floor: lower level @ rear. demolition wall for media rm, relocate bedroom, reconfigure rear doors, remodel bath, add interior stair. 2nd floor: relocate kitchen, demolition wall replace and add rear and side windows not visible from street.

Reroofing: remove and replace roofing material / existing roofing material (in-kind).

Remove & replace approx 2750 sq ft redwood siding with hardie cement siding.install deck ledger @ rear elevation for roof deck to be built by others @ later date.

Replace 4 windows, non street facing, retrofit vinyl. u factor 0.30.

Replace knobs and tubes wiring on 3rd floor, remodel 2 bathrooms on 3rd floor and 1 half bath 2nd floor. replace tub to shower on 3rd floor. replace insullation and plaster or drywall where there is water damage on all floors. replace flooring in 2nd and 3rd floors. no structural modification.
