Exploratory demolition, approx 2000 sq ft throughout a 12, 000 sq ft single family. locations: floor, wall areas, remove and preserve finishes, door hardware, paneling, wanscoting, trim, cabinets, flooring. (ref bpa 202209021852).

Basement add 43 sprinkler per t.i. 1st/f: add 47 sprinkler, 2/f: add 42 sprinkler. 3/f: add 52 sprinkler. ref to 201912098990 (phase 1). new system including underground.

Ref permit application 201912098990 protect & retain decorative brick & terra cotta piers at site entrance. replace in kind & increase the height of the brick wall between the piers. replacement wall section will match the existing in detail and will improve secruity measures & provide seismic strengthing.

Remove non-operational chimney. patch and repair in kind as needed. entire chimney to be removed.

Revision of mechanical elements & of complete plumbing system within building. oressure test domestic water piping to verify if any existing pipes need to be upgrade or replaced. extend existing domestic plumbing lines @ allnew or configured restrooms & kitchenette arear. provid & install all new plumbing fixtures.

All hydronic piping is being replaced in stage 1 residence. cold, hot, and hot water return piping water heater and water meter is being replaced in stage 1 residence. sewer/vent piping is being replaced with the equivalent size. revision to bpa# 201912098990.

Permit revision to bpa#2023.0524.8493. update fire sprinkler system to be installed and tested per nfpa 13r 2022 & sffd requirements. update head count and piping plan on bmst level, 1st floor, 2nd floor & 3rd floor. basement: add (40); 1f: add (42); 2f (32); 3f: add (36) fire sprinklers per ti. ins.

Reroute sewer line to new termination. ref permit application 201912098990 and 202209021852.
