1902
Built as the twelve-storey headquarters of the Mutual Savings Bank on the gore of Kearny, Market and Geary Streets, one of the city's earliest skyscrapers: a steel frame on a V-shaped plan in stone and terra cotta, French Renaissance Revival, designed by William Curlett.
-
April 18, 1906
One of the few downtown towers to survive the earthquake and fire: its interior was gutted but the cladding took only moderate damage and the frame little. William Curlett rebuilt it, and the bank kept its headquarters here until 1919.

The California Historical Society dedicated a plaque on the completion of its rebuilding as the Citizens' Building, head office of Citizens' Federal Savings & Loan: Charles W. Moore, with Clark & Beuttler, gutted the original building and added a twelve-storey concrete annex faced in brick on the site of the Flannery Building to carry the lifts and stairs — probably the earliest postwar contextual addition in the city. Joseph L. Barnes was the general contractor and H. J. Brunnier the engineer; it cost $2,117,000.

DBI holds 183 permits for this parcel, most of them tenant improvements on individual floors. The timeline shows the 24 largest by stated cost, plus the earliest on file; the DBI query in the sources below returns all 183. 8 of them are nominal $1 street-space or sidewalk permits. 2 expired or cancelled permits are not shown. The 1902 Mutual Savings Bank Building by William Curlett is the historic core; a 1964 addition was designed by Clark & Beuttler with Charles Moore, and a further Bloszies-designed addition followed, with one secondary source (CommercialCafe) giving 2009 for that addition's completion. Charles F. Bloszies's addition is dated 2013 in one account and 2009 in another.
